A brand-new fourplex in Coquitlam recently sold in twelve days. Four homes on a lot where a single house used to stand - gone in under two weeks. So if you own a lot here, let's look at what you can actually build, and how design decides what it is worth.
We have reviewed over 150 real multiplexes built across Metro Vancouver - what they sold for, and how fast. When it comes to fourplexes, Coquitlam keeps standing out.
Sale prices and land prices are public record. Everything in between - construction, city fees, financing - is our estimate as architects, not anyone's actual books. Think of it as an informed read on the market, not accounting.
The Coquitlam data shows a clear pattern:
In the right Coquitlam zone, a standard lot can now support a fourplex. But here is the trap: the rules let you build four units, they do not make them good units. Two fourplexes on the same street, with the same budget, can sell for very different numbers. That difference is the design.

This is a fourplex we are finishing right now, in final review with the City. Every decision is aimed at what a buyer actually pays for, starting with how the four units are arranged so each one feels like a home, not a box stacked on a box.
This lot has no back lane today. One may come eventually, but nobody can say when. So the design works both ways: cars reach rear parking by a driveway for now, and once a lane exists, parking shifts to the lane and the front of the property opens back up. After a few rounds with the City, that solution is now approved.

Multi-generational households are a big part of this market. A main-floor bedroom and a flexible suite downstairs are not small things in Coquitlam.

The bylaw sets a minimum amount of outdoor space per unit, but it does not all have to be on the ground - a deck counts too. So every unit gets a large private deck or balcony. It meets the bylaw and becomes a selling point on its own.

On the same lot, two designs can land at opposite ends of the price-per-square-foot range. Good design is not decoration - it is what a buyer pays more for, and an architect can think it through with you before you spend a dollar building.
